Rental Management:

Dream Maker Properties offers the following management services for rental property owners and for home sellers who decide on lease-purchase options to sell their property:

  • Provide focused marketing of the property using: *Our state of the art website linked with our web based advertising partners. *Placement in the local Multiple Listing Service where thousands of Realtors have access for their tenant clients.  *Placement in select local print advertising. *Use of Dream Maker Properties “For Rent” signage appropriately placed to comply with Owner Association and local sign ordinances.
  • Take phone calls and respond to e-mails inquiring about the property; schedule showings.
  • Accompany prospective tenants during showings and walk throughs.
  • Identify and select qualified tenants:  We will thoroughly screen prospective tenants through the use of credit reports, rental reference verification, and income/employment information.
  • Prepare lease contracts and any necessary amendments on behalf of the owner to comply with North Carolina real estate law and Federal Fair Housing guidelines.
  • Collect security deposit funds and monthly rental payments from tenants.
  • In the event that a tenant defaults on their rent/lease obligations, provide representation in Small Claims Court.
  • Personally conduct Move-in and Move-out inspections with tenant to protect owner investment and maintain unit in good condition.
  • Quickly respond to maintenance requests using skilled and reasonable local contractors and specialty subcontractors as needed.
  • Manage and deal with any tenant complaints, problems or disputes.
  • Prepare detailed monthly and annual statements of income and expense.  Remit monthly to owner or deposit on behalf of owner net funds after expenses.  At year end, prepare and mail all necessary 1099 tax forms.
